As reported by Urbanize Atlanta, after years of delays, the transformative Lotus Grove district on Buford Highway is finally moving forward, with vertical construction slated for summer 2025. Real estate firm Insignia plans to turn the 13-acre former Kmart site just outside the I-285 loop into a vibrant mixed-use destination, with the project’s initial phase featuring a 12-story residential tower—the tallest in Doraville—456 apartments, and low-rise retail spaces, including a food hall. Insignia estimates the development will cost more than $300 million, with retail and residential components expected to be delivered by 2027.
The full project will span roughly 1 million square feet, eventually adding another 12-story tower, a hotel, and a public park for community events. Miami-based developer Resia has already started infrastructure work on the first residential tower, called Resia Lotus Grove, marking the beginning of Doraville’s next chapter. Insignia’s Eti Lazarian says the development will create a “city center”-like environment, blending urban sensibilities with suburban appeal while establishing a new cultural and economic landmark for the area.
